3 Necessary Unified Communications Tools for Selling Real Estate Overseas

May 29, 2015 by

People are always moving out of old homes and into new ones. In the U.S. alone, 16.9 million people switched counties, while another 7 million crossed state lines, USA Today reported. New jobs, home affordability, retirement, and the desire to be closer to family and friends rank among the reasons for relocation. This is no different overseas. If you deal with international clients, you'll need the proper unified communications tools to be able to sell them the right house.

1. VoIP

To state it simply, international calls are expensive with a regular PBX network. When calling other countries, you'll have to pay by the minute, and depending on the length of the call, that adds up. You can always look into international plans for specific countries, but if you don't use the allotted minutes or need to call various areas, you'll end up paying more overtime, the Federal Communications Commission explained.

IP telephony services, on the other hand, can save you and your real estate company money. As long as you have an Internet connection, you'll be able to call anyone, even those across international borders. You'll either be able to plug a headset into your computer or connect your phone to the web, which will significantly cut costs.

2. Video conferencing

If you're selling real estate to someone overseas, you won't always be able to meet with them face-to-face and sending your buyers pictures just won't cut it. Video conferencing allows you to bring them on tours of houses and apartments for sale even when they can't be there in person. With the use of a smartphone or tablet, you can connect to them from anywhere.

According to a survey by National Association of Realtors, 70 percent of home buyers utilize video to tour the inside of houses. Instead of sending your international clients YouTube videos, why not let them see a live feed? Nothing is better than seeing a house as it would be while living in it than getting a real-time visual, aside from an in-person tour, of course.

3. Cloud collaboration

There are great systems out there that are made for collaboration. The cloud allows you to share files of all kinds with people anywhere. There are plenty of items you'll have to share with your clients as you take them through the buying process. Pictures of the rooms, a tour video, blueprints, and contracts can all be sent via the cloud overseas. Depending on the program your realty chooses, all you'll have to do is send them the link and they'll have access to everything they need. It can be difficult to upload files to email, especially if they're too large, and some people don't like to download attachments. A cloud service simplifies and speeds up the process, the NAR explained.

Of course, the cloud will also benefit your business internally. Since you can store everything in it, you'll have free space on your server. It also allows you to access files from anywhere, even if you're not in the office.

Selling to people overseas can be a trying process, but with the proper UC solutions, you'll be able to make it work.
